"How much does a kitchen renovation cost in New York City?" is one of the first questions every homeowner asks us!  It's also one of the hardest to answer with a single number.


Costs in Manhattan vary significantly from costs in Brooklyn or Queens.  And even within a single borough, your budget will swing considerably based on whether you are in a pre-war building, if you have elevator access, and your building’s individual restrictions.  Keep reading to better understand the factors that can affect the cost of your kitchen renovation in New York City, so you can better plan your budget.


What Actually Drives Kitchen Renovation Costs in NYC?


Before getting into neighborhood numbers, it helps to consider what actually moves the price:


  • Building type and access: If you live in a walk-up without a service elevator, you should expect more labor hours billed for moving materials and debris.

  • Plumbing and electrical relocation: Moving a sink or a major appliance (like a stove) even a few feet can add thousands of dollars if you have to open walls and reroute lines.

  • Layout changes: Reconfiguring your space or opening it up to a living/dining area is more costly than keeping your existing footprint.

  • Permits and board approval: Co-op and condo requirements (see our guide on NYC renovation costs) add both time and cost.

  • Finish level: Stock cabinetry versus custom cabinetry, laminate versus quartz or stone countertops, and builder-grade versus high-end appliances can each shift your total by tens of thousands of dollars.


 

General Prices Ranges for an NYC Kitchen Renovation


As a starting point, here's a rough idea of what New York City kitchen renovations tend to cost by scope:

Manhattan


Upper West Side & Upper East Side:  Many pre-war co-ops here require you to navigate board approvals and older building infrastructure, which tends to push costs toward the higher end of each range. You can expect a 10–20% premium versus a comparable renovation in a newer building, largely due to permit complexity and plumbing/electrical updates needed for older systems.


Midtown & Financial District:  Newer condo buildings are more common, often with more flexible board requirements and modern infrastructure, which can keep costs closer to the baseline ranges we’ve listed.


Downtown (Tribeca, SoHo, West Village):  These neighborhoods offer a mix of converted loft buildings and luxury condos. Loft conversions often involve unique layouts and higher-end finish expectations, which tends to push budgets toward the high-end range.

 

Brooklyn


Brooklyn Heights & Park Slope:  In these neighborhoods you’ll find beautiful brownstones with real character, but that brings real renovation complexity.  Many of these properties require structural consideration for layout changes.  Historic district guidelines can apply in some blocks, adding both time and cost.


Williamsburg & DUMBO:  Newer condo developments here are generally more straightforward to renovate, with fewer structural surprises, so you can estimate you’ll land in the mid-range for comparable scope.


Bed-Stuy & Crown Heights:  We’re seeing a growing number of renovation projects here, often in townhouses. Costs tend to track close to the general ranges above. The biggest variable is the amount of updating needed on the original layout and plumbing/electrical systems.

 


Queens


Long Island City & Astoria:  These areas comprise a mix of newer high-rise condos and older multi-family buildings. Newer condo kitchens tend to renovate closer to baseline costs, while older buildings can require more electrical and plumbing updates.


Forest Hills & Jackson Heights:  Co-ops are common here. That means board approval times will factor into your overall project timeline, much like in Manhattan.
